How to Convert Foreign Internet Visitors into Real Estate Foreign Buyers

Okay, we have talked about being visible on the foreign internet to potential foreign buyers and making them come to see your property listing or ad or webpage in the foreign language online, but will they really buy the property? Great question!

Selling anything online consists of two equally important major processes: 1. Arrange the traffic to your site and 2. When the visitors are already here, convert them to buyers.

How to do the conversion of the foreign internet visitors into your real estate foreign buyers? Offering great products (properties in your case of selling real estate) with great description and photos (and video if only possible) with great pricing (compatible with other properties of the same type from your country) and with the greatest marketing appeal.

Let’s look at the property descriptions first of all. To tell you the truth, I have seen so many poor descriptions sent to me for translation, even from big real estate companies with famous names, that it seems useful to discuss this issue in a nutshell, although there are many great real estate industry publications on how to write a property description.

You can find my advice on creating the effective property descriptions at http://www.english-and-russian.com/Selling_to_Russians-success-in-selling-to-russians2.html .

And a bit about pictures. They are so important for the foreign buyers for whom it’s not that easy to come and see your property, right?

Never ever take pictures of the rooms that are not cleaned from all kind of non-essential stuff, but are full with all your everyday things hanging around. The best solution would be to hire a professional stager before taking photos and video, or sometimes your realtor if you work with one, can give a valuable advice on staging as well. I have seen photos with dirty dishes in the kitchen sink that were supposed to be posted on the internet. A big no-no!

With all the modern and rather cheap technology, everybody can be a photographer nowadays, but to be a good real estate photographer also requires some talent and skill. I offer you a little exercise before you take your own property pictures: Browse the real estate sites and look at many properties’ photos. What do you like about them? What you do not like about them? Can you fully envision a particular property looking at its photos? What can you do the same according to the best photo presentations and what can you change to make your own even better?

How to Successfully Market Your Property for Sale advice has been published on one of the foreign real estate portals (Russian) and here is my translation of it into English: http://www.english-and-russian.com/Selling_to_Russians-selling-to-russians-quick.html

My e-book How to Convert Foreign Internet Visitors into Real Estate Buyers (E-Series: How to Beat Your Competition Selling Real Estate to Foreign Buyers, Book 6)
http://www.amazon.com/dp/B01H2BA00Y covers all the issues mentioned above and more: How the USP (Unique Selling Proposition) enhances your listing; why a good property video is so important for the foreign buyers; and what other marketing tools would keep a visitor from going away, but would rather invite him to stay with you and send you a message (or give you a call) first and eventually buy from you.

A summary: A great appealing foreign internet presentation of a property with a very detailed description, lots of good photos and possibly a video, along with the right asking price would invite foreign internet visitors to send inquiries, and if you develop trust with the inquirers one of them will definitely buy the property.
