Who Can Sell Properties to Foreign Buyers (part 2)

In the previous post we talked about realtors and developers selling properties to the foreign buyers, now let’s take care of the private property owners.

Private sellers. This is usually the case of marketing and selling one property to the foreign buyers, and the course of actions depends a lot on the asking price and thus the marketing budget. Obviously, you cannot spend the same amount on marketing a castle in Italy to the Russians and a 1-bedroom apartment in Bulgaria to the Brits.

So, it is up to you to decide how much you are willing to spend on marketing and advertising your property for sale (although there are some average marketing budgets that are considered the usual norm based on the asking price, and we will talk about it later in this blog). Your marketing plan should be in accordance with your budget.

Let’s say, for a rather inexpensive property you might choose to place several inexpensive ads in a foreign country that you consider the most promising in terms of finding a buyer over there and hope for the best.

Another option will be talking to your local realtors who might have connections and work with business partners in the foreign country you target for attracting the buyers from over there. Having an agreement with the local realtor who qualify for the task will cost you nothing upfront, but later you have to pay the agreed upon commission on sale. More about these options will be discussed further in the blog.

On the other hand, an expensive property will require a more sophisticated approach. Advertising can be done in glossy foreign magazines to be read by the wealthy, and also positioned on top of other listings online to jump to the eyes of as many prospective foreign buyers as possible.

If you wish to have foreign established realtors involved in looking for a potential buyer for you in the foreign countries, in this case it is probably better to deal with them directly without a local middleman as they might be willing to work harder if there is no need to share a significant sales commission with someone. More on this later in the blog.

For a medium priced property the marketing plan will fall somewhere in the middle of the above mentioned possibilities, according to the marketing budget: A rather broad online advertising in the foreign language might be the most cost-effective option for sale “By Owner”, or another (though not competing) way would be looking for the best qualified for the job realtors locally and internationally and promising them an attractive commission on sale. They will advertise on your behalf and send you the foreign buyers for your property.

A summary: All realtors, developers and private sellers can expand their buyers’ base and sell their properties to the foreign buyers directly or through foreign realtors.
